Hill AFB Housing Market Update – September 2021
This week we did our monthly market update on Weber and Davis counties. We choose these counties because they surround Hill AFB. The purpose of the market updates is to keep everyone informed on what is happening with the market by using statistics taken from the MLS.
Last month in Davis county there were 439 homes sold with a median list price of $465,000 and a sold price of $469,000. As you can see houses are still going for above asking price. This is a median though so it takes into account the houses that have been on the market for a little while. Typically with new listing we are seeing people offer 5-10% above asking price to ensure they can get the home.
In Weber county we have seen pretty similar trends. Weber county is generally less expensive because it is a little further away from Salt Lake City and people will pay to be closer. If you’re moving here to work on Hill AFB proximity to Salt Lake isn’t as important so Weber is great. Last month in Weber county there were 351 homes sold with a median list price of $379,000 and a sold price of $385,000. So, pretty much the same trend as Davis just in a lower price range. Both counties are amazing places to live, just depends on what you want.
In both counties the average days on the market is seven. Sometimes days on market is a little misleading because it depends on the agents. It is measured by when the listing agent actually changes the status in the MLS from active to under contract and sometimes there is some lag time. We still use this stat because it gives an idea of how fast the market is moving. In this case it’s showing that on average a home is being put under contract within a week of listing.
